This paper aims to promote a discussion about the impacts on the third buyer of property object of anticipation of the legitimate and the legal uncertainty arising from it in the real estate legal business that occur in Brazil. To this end, at first, it was sought to conceptualize important institutes of Civil Law that are fundamental to understanding the subject and its consequences. Supervening, it was sought to lecture on the possible impacts of succession to the third buyer of the property.
